Phase I Environmental Site Assessment (ESA) and Due Diligence Audits


Phase I Environmental Site Assessment is conducted to evaluate the environmental liability associated with a real estate asset.

 

We conduct the Phase I ESA Audits for the Clients to evaluate site conditions to ensure that associated potential environmental risks and liabilities are identified and adequately addressed in the legal agreements. This is accomplished by conducting a thorough assessment and investigation of the environmental conditions of the site including potential source of soil and groundwater contamination in the neighborhood.


We typically follow a phased approach for ESA and Due Diligence Audits, a process that provides for a series of steps for increasing rigour and detail. Each successive phase thus provides for increased assurance that Potential Environmental Risks and Liabilities are identified.


The Phase I ESA is conducted in general accordance with the minimum requirements of ASTM Standard E 1527-13 Standard Practice for Environmental Site Assessments: Phase I Environmental Site Assessment Process appropriately modified to accommodate Indian environmental and regulatory conditions. We also address other areas of potential environmental concern such as Chloro-Fluoro-Carbons (CFCs), Radiation sources, Lead-based Paints, Mold, and Asbestos. The goal of Phase I ESA is to identify Recognized Environmental Conditions (RECs) and Historical Recognized Environmental Conditions (HRECs) associated with the property in conformance with ASTM E 1527-13.
